This Privacy Policy explains how Code Leaf Studios LLC, a Minnesota limited liability company ("ListingSonar," "we," "us," or "our") collects, uses, shares, and protects information in connection with the website at listingsonar.com and the ListingSonar application (the "Service").

This Policy is incorporated into and forms part of our Terms of Service. By using the Service, you agree to this Policy.

1. Who We Are and What This Covers

1.1 ListingSonar is an independent service that records where a short-term rental listing appears in publicly displayed search results over time. We are not affiliated with Airbnb, Inc. or any other listing platform.

1.2 This Policy covers information we collect through the Service, our emails, and our communications with you. It does not cover any third party's practices, including Google, any listing platform, or any site we link to.

2. Information We Collect

2.1 Information from Google sign-in. The Service uses Google sign-in as its only authentication method. When you sign in, Google provides us with a limited set of information from your Google account: your name, email address, Google account identifier, and profile picture. We do not receive or request your Google password. We do not request access to your Gmail, Drive, Calendar, Contacts, or any other Google service.

2.2 Information you provide. This includes listing URLs and identifiers you submit, property details such as guest capacity and location, labels and notes you add, email addresses you designate to receive reports, and the content of any message you send us.

2.3 Information collected automatically. When you use the Service we may collect IP address, approximate location derived from IP address, browser and device type, operating system, referring page, pages viewed, features used, timestamps, and diagnostic and error logs.

2.4 Information we generate. The Service produces observational data about the listings you track — search positions, page bands, competitor counts, historical trends, and derived charts and summaries. This data is generated by us from publicly displayed search results and is not provided by you.

2.5 Email measurement. Our emails contain standard measurement technology: a small tracking image that tells us whether a message was delivered and opened, and links that route through our own servers so we can count clicks. We use this to understand engagement and to report aggregate performance to sponsors. We perform this measurement ourselves and do not embed third-party advertising trackers in our emails.

2.6 What we do not collect. We do not knowingly collect government identification numbers, financial account or payment card numbers, precise device geolocation, health information, biometric data, or any other category of sensitive personal data. The Service does not currently process payments.

3. Google User Data and Limited Use

3.1 ListingSonar's use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including its Limited Use requirements.

3.2 Specifically, we use Google user data only to authenticate you, create and maintain your account, identify you within the Service, and send you Service communications at the email address on your account. We do not use Google user data for advertising, we do not sell it, we do not transfer it to third parties except to service providers acting on our behalf as described in Section 6 or as required by law, and we do not allow humans to read it except with your explicit consent, for security or abuse investigation, to comply with law, or where the data is aggregated and de-identified.

3.3 You may revoke our access to your Google account at any time through your Google account permissions page. Revoking access will prevent you from signing in to the Service.

4. How We Use Information

We use the information described above to: create and administer your account and authenticate you; operate and deliver the Service, including running searches and generating reports and charts; send weekly recaps, alerts, and other Service communications; respond to your inquiries and provide support; monitor, secure, debug, and improve the Service; measure usage and develop new features; enforce our Terms of Service and prevent fraud, abuse, and unauthorized access; and comply with legal obligations.

5. Cookies and Similar Technologies

5.1 We use cookies and similar technologies that are necessary to operate the Service, including to keep you signed in and to maintain session security. We may also use limited analytics to understand aggregate usage.

5.2 Most browsers let you refuse or delete cookies. Blocking cookies required for authentication will prevent you from signing in.

5.3 Advertising technology. We do not use third-party ad networks, advertising cookies, or cross-site or cross-context behavioral tracking on the Service or in our emails. Sponsored content is inserted by us, and its images and links are served from our own infrastructure. See Section 7.

6. How We Share Information

We do not sell your personal information. We share it only as follows:

6.1 Service providers. We use third-party vendors to host the Service, store data, deliver email, and provide analytics and error monitoring. They may process your information only on our instructions and only to provide services to us. Our current providers include Supabase (application hosting and database), Cloudflare (web hosting, content delivery, and site analytics), Twilio SendGrid (email delivery), Google (sign-in and Google Analytics), Sentry (error monitoring), and Anthropic (AI analytics).

6.2 At your direction. If you designate a recipient — for example, a property owner who should receive a weekly recap for a listing you manage — we will send that report to the address you supply. You are responsible for having permission to add that address.

6.3 Sponsors. Our emails and the Service include sponsored content. We do not provide sponsors with your name, email address, or any other personal information — they receive aggregate, non-identifying statistics only. See Section 7.

6.4 Legal and safety. We may disclose information if we believe in good faith that it is required by law, subpoena, or legal process, or is necessary to protect the rights, property, or safety of ListingSonar, our users, or the public, or to investigate suspected fraud or violations of our Terms.

6.5 Business transfers. If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or part of our assets, information may be transferred as part of that transaction. We will notify you of any such transfer that materially changes how your information is handled.

7. Advertising and Sponsored Content

7.1 The Service is offered at no charge, and we fund it in part through sponsorships in our weekly recap emails and on the Service.

7.2 What sponsors receive. Sponsors receive aggregate, non-identifying performance statistics only — the number of recipients a message reached, aggregate open and click counts, and a general description of the audience, such as "short-term rental hosts." We do not give any sponsor your name, email address, listing URLs, property details, rank data, location, or any other information that identifies you, your account, or your properties.

7.3 We do not rent or sell our list. We do not sell, rent, license, or otherwise make our user list available to any sponsor or other third party for their own marketing, for monetary or any other valuable consideration, and we do not permit any sponsor to email you directly or on our behalf. Every message you receive comes from us.

7.4 Ads are labeled. Sponsored content is clearly identified as sponsored or as an advertisement, and is visually distinguishable from your own data and from our editorial content.

7.5 No targeting on your data. We do not use your listing data, rank history, property details, or search behavior to select which sponsored content you see, and we do not build advertising profiles or audience segments about you.

7.6 Clicking a sponsor's link. Sponsor links route through our servers so we can count clicks, then send you to the sponsor's own site. Once you arrive there, that sponsor's privacy policy governs, and the sponsor may independently collect information about you. We do not control and are not responsible for any sponsor's practices.

7.7 No endorsement. Sponsorship is a paid placement. It is not an endorsement, recommendation, or vetting of any sponsor's products, services, or claims, and any dealing you have with a sponsor is solely between you and that sponsor.

7.8 Your choices. You can stop receiving sponsored content by unsubscribing from our recap and marketing emails as described in Section 9. Because the Service is free and ad-supported, sponsored content is part of those emails, and we do not currently offer an ad-free version.

7.9 If this changes. If we ever introduce a third-party ad network, advertising cookies, targeting based on your personal information, or any disclosure of personal information to a sponsor, we will update this Policy and provide notice before doing so, and we will offer any consent or opt-out mechanism required by law.

8. Aggregated and De-Identified Data

We may create aggregated and de-identified data — including market-level statistics about search results and listing performance — that does not identify you, your account, or any individual. We may retain, use, publish, license, and sell such data for any purpose, including research, benchmarks, and new products. We will not attempt to re-identify it, and we will not sell any sensitive data.

9. Email Communications

9.1 We send two kinds of email: transactional messages necessary to operate the Service (account, security, and Terms notices), and recurring reports and marketing, including weekly recaps that may contain sponsored content.

9.2 You can unsubscribe from recaps and marketing using the link in those emails or by contacting us. Transactional messages continue while your account is active.

10. Data Retention

10.1 We retain account information for as long as your account is active. We retain historical search and rank data for as long as it is useful to provide the Service and for our own analysis.

10.2 After you delete your account, we will delete or de-identify your account information within a reasonable period, except where we must retain it to comply with law, resolve disputes, enforce our agreements, or maintain security. Backups and logs may persist for a limited additional period, and aggregated or de-identified data may be retained indefinitely.

11. Security

We use reasonable administrative, technical, and physical safeguards designed to protect your information, including encrypted transport and access controls. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for the security of the Google account you use to sign in.

12. Your Choices and Rights

12.1 You may review and update your account information within the Service, request a copy of the personal information we hold about you, request correction of inaccurate information, request deletion of your account and associated personal information, and unsubscribe from marketing email.

12.2 To exercise any of these, contact us at the address in Section 18. We will verify your request through the email address associated with your account and respond within the time required by applicable law. We will not discriminate against you for exercising these rights.

13. State Privacy Rights

13.1 Minnesota. Minnesota residents have rights under the Minnesota Consumer Data Privacy Act, including rights of access, correction, deletion, portability, and opt-out of targeted advertising, sale, and certain profiling. We honor the requests described in Section 11 regardless of whether the Act's thresholds apply to us. We do not sell sensitive data, and we would not do so without your prior consent.

13.2 California and other states. If you are a resident of California, Colorado, Connecticut, Virginia, or another state with a comprehensive privacy law, you may have similar rights, including the right to know, delete, correct, and opt out of sale or sharing, and to appeal a denial. We do not sell personal information and do not share it for cross-context behavioral advertising.

13.3 To make a request under any of these laws, contact us at the address in Section 18.

14. Children's Privacy

The Service is not directed to children. You must be at least 18 years old to use it, and we do not knowingly collect personal information from anyone under 18. If we learn we have, we will delete it. Contact us if you believe a minor has provided us information.

15. Third-Party Sites and Services

The Service links to and depends on third parties, including Google and the listing platforms whose public search results we observe. We are not responsible for the privacy practices of any third party. Review their policies directly.

16. Users Outside the United States

The Service is operated from the United States and intended for users in the United States. If you access it from elsewhere, you consent to the transfer, storage, and processing of your information in the United States, which may not provide the same level of data protection as your jurisdiction.

17. Changes to This Policy

We may update this Policy at any time. We will post the revised Policy with a new "Last updated" date and, for material changes, provide notice by email or in the Service. Your continued use after the revised Policy takes effect constitutes acceptance.
